Design-Build

DECISA has vast experience developing projects under diverse work schemes. Depending on the objectives of the Client (Owner), schemes are quite flexible and adaptable to modifications and/or changes during the construction process. Below, we will discuss two such schemes:

Design-Build is a contract scheme where one entity provides the owner (client) with both the design and the construction services needed to meet the owner’s program. The owner gets both the design and the construction under one contract from a single source of responsibility.

Under the Design-Build type contract or “turn-key,” the parties are involved right from day-one in the project, contributing their experiences in such areas as construction system valuation, cost estimation, value engineering, and feedback on any event occurring in the field during the construction process. This results in corrective adaptations to floor plans and not to the construction itself, avoiding prices increases and time delays.

Under a Design-Build type contract, the project is designed and built using a fast track system – where construction begins before the design ends – based on a list of pre-determined requirements and needs.

The synergy that results from linking the efforts of the Architect and the Contractor, involving construction aspects right from the beginning of the design process, translates into savings in costs and delivery time. This synergy makes Design-Build an extremely valuable scheme, since construction and engineering enhancements (value engineering) can be identified and added during the planning and design phase.

In summary, the advantages of the Design-Build contract scheme are the following:

•	One single contract with one single responsible entity.
•	Time savings from the traditional design-bid-build system.
•	Better utilization of synergies between Consultant and Contractor, reducing costs and delivery time.
•	Incorporates construction improvements and value engineering.
•	Preventive, not corrective, scheme.

Construction Management (CM)

The Construction Management approach, by definition, is a project delivery process involving a manager (company) who coordinates the design and construction process to present the owner with a project that meets all design, budget, and time constraints defined by him.

As construction managers, during the pre-construction phase we will give the design team advice and assistance in matters such as construction methods and systems, cost estimates, value engineering, planning, scheduling and preparation of the documents needed for the CM process.

Once the construction starts, and throughout it, we will be the representatives, par excellence, of the Customer (Owner), acting as his building department, managing, planning, hiring and scheduling the different construction activities.
